本人从去年年底来就对GTA的各大区域房产数据特有兴趣 于是就开始记录然后就自动抓取数据。 发现Brantford的数据非常亮丽, 于是就对brantford从地图上做啦一点功课。 首先通过buzzbuzz网站把brantford的builder数据一网打尽。

    Brantford是一个差不多有十万人的小镇。 在绿化带的边上(不属于绿化带)。403高速从东往西穿过。 交通还不错。 只是人均收入不高。 所以房价比较低。 特别是东边的老房子。价格差不多20万到40万。
    downtown 有个一个大学 Wilfrid Laurier University’s Brantford campus. 学生大约有3000千多。 但是downtown的房子大多比较破旧。 价格也比较低。
    西边的开发商比较多。 于是选定啦empire作为对象查看 。 同时联系啦一个在那里的一个华人经纪 想了解次新房的价格情况

      • 好像是有些远。如果你住在Waterloo 或者 London,那就另当别论了。 +1
        • 住得远就只能交给本地的代管。 只是每年8% -10%代管费用
      • 想买那么远是因为在GTA 已经买不起啦。 只要去边远地区买啦。 我牢记一位前辈TOM的话。 投资房子。 一个中心两个基本点 +1

    • 2: 出发前的准备工作
      1: 和几个群有经验的前辈讨教后 决定只看楼花和几年新的次新房。 因为不可能远程管理。 只能请当地的代管。 因为房子不能太久。
      2: 虽然downtown的房子如果租给学生, 从收益来说会很不错。 但是无法亲历亲为。 所以放弃
      3: 东边的房子看起来有点久。 也放弃。
      4: paris的房子价格比较高。 放弃。通过网站查询知道到房子的大致价格
      新的townhouse 大约30多万。 新的独立屋大约50多万。 于是心里就有底

      出发前。 也和当地的一个华人经纪联系。希望他能提供一些次新房和代管的的信息。
      先去三家作为观察名单的builder。 结果全是sold out。
       

       

       

       

       
      于是立即进入主题去看empire的楼盘。 进去后。 居然三个漏可以捡。 一个townhouse(38万多)。 两个独立屋(五十八万多)。


      幸好出发前带啦支票。
      一个FREEhold的townhouse 面积是1350 由于销售处已经把房子放在MLS上面所以必须在周日晚上统一接offer。 可惜我不太清楚当地的实际价格。 就和太太在那里转来转去。 刚好有一家人(一对夫妇和四个小孩)人来。 和那个人聊天。 得知他在多伦多做police。 于是和他具体聊天。 他已经买啦三个房子。 并得知以前的具体销售价格。 觉得这townhouse和过去的价格比较, 显然太贵。 但是考虑最近的涨幅。 又是不错的价格。 于是决定下一个OFFER。 得知有差不过三家有兴趣。 而且有一家就是住在BRANTFORD的国人同胞。 心中一凉。 估计没有戏。 我们下拉一个价格。比销售价格哆啦3千。 同时开车去实地看看那个townhouse的具体位置。 比较理想。 周围就有三个学校。
      要等到周一白天才能知道BUILDER 接收谁的报价。
       
       

       

      • 3.1 : 这个townhouse的好处和缺点: +1
        只要交25K的deposit。 年底就可以交房。 时间还算比较充裕。
        第二 差不多每月补贴一点钱就可以持平。 出租的市场还算可以。
        缺点就是:
        前面的owner已经挑选好各种颜色, 不能更改。
        需要找人远程管理。 每年差不多一个月的房租。 其它的维修费用另算。
    • 4: 查询出租的情况 +2
      一般新的townhouse大约是12到1500
      新的独立屋大约是是1500 到1800.西边由于是新开发的。 所以有不少的国人和印巴购买
      • 不打算租给学生的话真要小心。这个价位的房子租和贷每月支出差不多,不是说好的租客找不到,只是会很少。 +4
        • 是的 就是因为当地的收入低。 所以难找好的租客。 不过政府正在向BRANT FORD投资来振兴当地经济 +1
          • 哦,这倒是个利好的消息。不过还是要仔细了解怎么个投资,投资多少,是哪级政府等等。 +1
    • 攒一个. 工夫不负有心人
    • 5:抢offer 的结局 +2

      周一接到销售人员的电话。 被那位中国同胞抢走。 以40万5千的价格。 没有抢到也好。

      当天下午和当地一个经纪交流并去看拉一个东边的独立房。 价格才20多万。 但是感觉太久。 于是自己又去看看其它的open house。发现狮子大开口的不少。 与一个例子。 2350SF的独立屋居然叫到61万5.我心里想到, 你就等着傻鱼上钩吧。没过几天。 那个list经纪打电话给我说降价到58万啦。 很不错的价格。 可惜。现在是GTA的卖盘大幅增加而买盘不怎么动啦。 我不会考虑。 多看看。 不动。 感觉是娶一个地方看房。 必须自己做足功课。就会知道是否会有捡漏的机会。 
      EMPIRE 六月在BRANTFORD又有新的楼盘开。 需要的可以在它的网站上注册
    • The place is too far- property value going up too slow. Why not get house from Guelph? +1
      • Gulph的价格也涨的厉害。 在BRANT FORD就看到好几个from guelphe来买房的
    • 投资房,要买你自己能HANDLE的。 把房子交给别人打理,除非你房产成规模了。 不然真的不合适 +2
      • 只要出租能有正的现金流, 就不拍风浪。 房子的长期趋势是涨的。 +1
        • 正现金流的还有哇, 刚查了下你这个地方, 太远了。。。。。。。。。。
          • 是特别远。 没有办法。 呵呵
            • 如果只是讲正现金流,有朋友在Peterborough,Kingston投资,每个月还有个大几百或上千,但是升值太慢,只能追平或稍高过通胀,打理起来还是远了点。
            • 投资一部分正现金流远低价房产,长期持有。一部分靠近多伦多增值为主。增值房产投资可以在有利时机买卖。 +1
