Possible to make it tax dedutible, if you have sufficient other non-registered investment assets

Say if you have some other non-registered investment (e.g., stocks)
Step 1: refinance the old rental property
Step 2: use the borrowed money from step 1 to buy the same or similar non-registered investment (new investment)
Step 3: sell the old/existing non-registered investment
Step 4: use the proceeds from step 3 to repay the mortgage on the new principal residence of which the interest is not tax deductible.

If you have sufficient non-registered investment, then the above steps could achieve what you want. Of course you may incur some other costs such as tax on capital gain on the disposition of the existing investment, if any.

          走1-2就可以了何必 3-4步呢。如果要回答lz的问题,是要1-4,但如果就投资总体来讲,1-2就行了,对于3-4,没有1-2,你都这样做了,有1-2,继续这样做何妨。
