CRA网站有个列子是针对A,说refinance后增加的利息不能抵税(refinance的钱自用,非投资),但没有明确说B行不行,所以我发帖问大家,有朋友认为B也不行,迷茫中。。。

I am just wondering where does the money refinanced from B go? If it is invested in stock, the interest should be deducted from tIf it is invested in stock, the interest should be deducted from the capital gain of the stock. The money does not used to buy the rental house. How can the interest be deducted from the rental income? Thanks.

The refinance time does not matter, you cannot claim the interest as cost unless you use the refinanced money to the rental house like upgrade or renovate the house.

The interest happened at the same time of the your rental income, you may need to prove that the money was used on the house. I am not working in the Finance area, just have the same questions before, and did some research.

有点困惑。比如例子A,如果我把房子卖出20w,所得增值部分自己用,再买一个同样单元也是20w出租,除了支付经纪佣金和律师费及税费外,后买的单元就100%可以申报利息抵扣租金了吧。那么refinance有啥意义?

同样也是关于出租房refinance 问题的请教。 一套出租房,2年term的贷款7月份到期。到时想增加些贷款额 (毕竟房屋增值了,多贷些款,降低出租房的净收入), 这样做的话,来年报税,在税务局那边会不会有麻烦?谢谢。

看到很多关于贷款利息抵扣的问题但是都没抓住重点。Refinance后利息能否抵扣取决于新增贷款的用途而不是抵押品的用途。简单来说就是看你多借的钱是用来投资了还是消费了,和你用来抵押的房产(出租或自住)没有关系。
